Property valuation in Spain is not a commodity service — a number produced without visiting the property, reviewing the building's history, and comparing genuinely equivalent closed sales is simply unreliable. Society & Co's valuation process starts with a physical inspection by one of our Bilbao-based analysts, who assesses floor plan efficiency, building condition, orientation, and common area quality. We then cross-reference against the last 12 months of closed transactions sourced from the Colegio de Registradores and our own transaction database. The output is a structured written report — typically delivered within five business days — that gives you a recommended listing price, a floor price, and the variables most likely to influence final sale value.

Executors and heirs frequently need an independent valuation for tax declaration and equitable distribution. We produce reports accepted by Spanish notaries and the Hacienda Foral del País Vasco.

When a jointly owned property must be valued for legal proceedings, both parties need a figure that is impartial and well-documented. We have produced over 50 such reports since 2014 in Bizkaia courts.
A Society & Co market valuation is not a legally homologated tasación as defined by Banco de España regulations — for mortgage drawdown purposes, your bank will still commission their own certificated valuer. Our report is a market-based professional assessment, which is a different (and often more realistic) thing. We are also upfront about uncertainty: in fast-moving micro-markets like Casco Viejo or Abando, a valuation is accurate for roughly 90 days. After that, we recommend a refresh if you have not yet transacted.
