Society & Co was founded in 2014 by people who live and invest here, not by a franchise network looking for a new city to expand into.
Who Society & Co is and what we actually do
Society & Co is a real estate firm based in the Abando district of Bilbao, Spain. We handle property sales, rentals, professional valuations, and strategic consulting for a client base that includes first-time buyers, international relocators, buy-to-let investors, and local families selling the family home. Our geographic focus is the Bilbao metropolitan area — the city itself plus the main Basque coastal and riverside towns within a 30-kilometre radius. We are not a national chain, and we have no plans to become one. Being small means every instruction gets a named agent with real authority over their caseload, not a rotating call-centre team. Our seven full-time agents collectively speak English, Spanish, and Basque, and have personally bought or rented property in Bilbao — which means the advice we give is grounded in experience, not just data.
How we work — and what we won't promise
Since 2014 we have completed over 400 transactions in the Basque Country, from a studio flat in Rekalde to a multi-unit investment building in Indautxu. Every client gets a written service agreement before any work begins — no ambiguity about scope, fees, or timelines. We track market data monthly and share what we find with clients regardless of whether it supports a quick sale or recommends waiting. Our process is built around honest analysis: if a property is overpriced we say so; if a neighbourhood is softening we name it. Society & Co does not operate outside Bilbao and the Basque coast, does not manage rural or agricultural properties, and does not act as a mortgage broker or legal adviser. What we do, we do with full attention. The azure-blue clarity of the Cantabrian sea visible from Bilbao's hillside neighbourhoods is a useful metaphor for how we prefer to work — no fog, no fine print surprises.
