How we manage rentals differently
Bilbao's rental market moved fast in 2023 and 2024 — average rents in Abando and Indautxu rose by more than 12% year-on-year, and well-priced properties were receiving multiple applications within 48 hours of listing. Society & Co's rental team operates with a structured tenant screening protocol: income verification, employment status check, two years of rental history, and a reference call. We prepare all rental contracts to comply with current Spanish Ley de Arrendamientos Urbanos legislation, and we register deposits with the Basque housing authority on your behalf. For landlords who want hands-off management, our optional property management add-on covers maintenance coordination, utility billing, and end-of-tenancy inspections.

What we cannot promise on rentals
Rental demand in Bilbao is strong, but vacancy periods still happen — especially for high-end properties priced above the neighbourhood median or for apartments that need renovation before they are lettable. We will tell you the realistic time-to-let based on current absorption rates for your property type, not an optimistic figure designed to win your instruction. We also operate only within the Bilbao metropolitan area and the main Basque coastal towns; we do not manage rural or agricultural properties, and we do not handle tourist or Airbnb-style short lets.
